‘Hemsworth effect’ fuels demand for acreages near Byron

A GOLD Coast buyer beat off fierce competition to secure a stunning country estate just south of Byron Bay where the 'Hemsworth effect' is fuelling intense demand.

Tullamore Estate on Friday Hut Road in Tintenbar, around 30 minutes from the heart of Byron Bay, sold for $3.4 million amid a frenzy of offers last week.

The stylishly renovated six-bedroom home on 8.9ha enjoys lush rural views all the way to the ocean between Byron and Ballina in NSW.

"It was listed at offers over $3.2 million and had one offer after another beating each other by $50,000 until we eventually got a buyer at $3.4 million," said Braden Walters, principal of Belle Property - Byron Bay and Lennox Head, who handled the sale alongside Elizabeth James.

"It was a really close race as there were a number of people trying to get up here to look at it before it was sold."

COVID-19 travel restrictions continue to hamper interstate buyers who are now on a waitlist for renovated homes in acreage settings.

"We're fielding interstate inquiries from five to seven people each day now, dreaming about making a move," Mr Walters said.

"Melbourne is leading the way in terms of interest followed by Sydney and then the Gold Coast."

Buyers are keen on the Far North Coast fringe pockets of Tintenbar, Knockrow and Newrybar, located closer to the Pacific Motorway.

"Compared to premium suburbs like Byron and Coopers Shoot, those fringe suburbs are more affordable and very popular right now," Mr Walters said.

The mega mansion being built by Hollywood heart-throb Chris Hemsworth and Elsa Pataky in Broken Head, near Byron Bay, has fuelled intense interest in the region.

Under construction on a 4.2ha site, the home is expected to include six bedrooms, rooms for exercise, games and media, as well as a 50m rooftop pool.

"The Hemsworths have really put the area on the map," Mr Walters said.

"They're really down-to-earth people - I mean Liam Hemsworth was out the front of our office the other day ordering a burger after going for a surf.

"But there is a bit of 'Hemsworth effect' going on; people do enjoy the fact that a Hollywood A-lister lives close by.

"And if it's good enough for the Hemsworths, then it's good enough for everyone else."
